These lots are conveniently located a short distance away from Veterans Drive and Pekin County Club on California Road. Both lots are located outside of Pekin City limits in Groveland Township.

Legal: Lot 2 in California Estates Section One, a subdivision in the Southeast Quarter of the Northeast Quarter of Section 32, Township 25 North, Range 4 West of the Third Principal Meridian, Tazewell County, Illinois, as shown by plat recorded in Plat Book “DD”, Page 239, situated in Tazewell County, Illinois.  Tax ID No.: 05-05-32-200-021 

Method and Terms: Each lot will be sold individually for a (lump-sum) dollar amount.  This is a absolute sale, no reserve.  There will not be a survey.  Immediately following the auction, the successful buyer(s) will be required to enter into a written purchase agreement with the seller and pay $5,000 down payment for Lot #1 and a down payment of $2,000 for Lot #2.  The balance of the bid price will be due at the time of closing on or before May 8, 2020.  Bidding NOT contingent upon financing.  Title insurance in the full amount of the purchase price will be provided by the seller.  The 2019 real estate taxes, due and payable in 2020, will be paid by the seller.  The 2020 & subsequent real estate taxes will be prorated to the date of closing. Possession will be given at the time of closing.
